During the full-scale war, the market for expensive private real estate in Ukraine has decreased, but has not disappeared. Houses worth millions and even tens of millions of dollars are still on sale. The journalists of the Suspilne investigative editorial office have analyzed current advertisements for the sale of the most expensive private houses, posted on one of the specialized websites as of the end of December, and established who the owners of the real estate are. Among them, there are public figures associated with politics, representatives of show business, and individuals who are not in the public field of view.
Some of the expensive houses that we analyzed had been built decades ago, and some have been on sale for years. We decided to focus on the ten most expensive properties, with prices ranging from $5 million to $15 million. All but one are located in Kyiv or its suburbs.
A mansion worth $15 million
The most expensive property in our top ten is being sold in Vorzel, near Kyiv, for $15 million. Three two-story residential buildings with a total area of over two thousand square meters, as well as outbuildings, security rooms, and more are located on three hectares of land.
“The architectural design of each of the houses is made in original styles with a cozy atmosphere. Only natural, high-quality materials were used for interior decoration,” the ad says.
It is noted that the estate has 10 rooms, a fireplace, a sauna, a bathhouse, a swimming pool, a billiard room, a cinema, and a wine cellar.




The property has been for sale since at least the autumn of 2023, when Ukrainian media reported on it. The complex of buildings has two owners: Liudmila Yevdokymova and LLC “International Legal Service “MURS”.
Liudmila Yevdokymova was the wife of the late Ukrainian politician and Honored Lawyer of Ukraine Valerii Yevdokymov. In 2002-2023, she was an individual entrepreneur with the main type of activity “leasing and operating own or leased real estate”.
LLC “International Legal Service “MURS” has a main activity in the field of law. According to the data from the Opendatabot service, until 2018 Liudmila Yevdokymova was the head of the company. Currently, according to the data from the YouControl analytical system, she is a signatory with the authority to perform actions on behalf of the legal entity, in particular, to sign contracts.
The head and owner of the LLC is currently Kyiv businessman Valerii Mishchenko. In September 2023, Bihus.info journalists found out that Mishchenko was a co-owner of LLC “Osokorky-7” and PE “OREST”, which, according to court decisions, should have been under arrest because law enforcement officers found shares in the companies that belonged to former MP Viktor Medvedchuk who is accused of high treason.

An elite house in Kyiv Pecherskyi district
The house is located in the center of Kyiv, in the elite Pecherskyi district, near the National Botanical Garden. The cost of the three-story residence, with an area of almost 1,400 square meters and a land plot of about ten acres, is over $ 9 million.
The sale advertisement states that the house has an original design and is fully furnished and equipped. It has a swimming pool with a sauna, a relaxation area, a music room-studio and technical rooms including a server room and a two-car garage, a spacious living room with access to the terrace, a large kitchen-dining room, three separate bedrooms with bathrooms and dressing rooms.
A separate floor is reserved for children: three rooms with bathrooms, a playroom, and a nanny’s bedroom with its own bathroom.
The territory of the house is landscaped, fully guarded, and has video surveillance.




The house belongs to singer Tetiana Nedelska-Tabachnik, the wife of the late accordionist and former “Party of Regions” MP Yan Tabachnik.

Kozyn luxury
“A unique premium-class house located in a gated cottage town. An estate with an original design in a classic style, with direct access to the Dnipro River and its own 30-meter-long pier,” says the advertisement for the sale of a house in the village of Kozyn near Kyiv.
The price of the three-story estate of about 950 square meters, which is built on 45 acres of land, is more than 8.2 million dollars.
According to the description in the ad, in addition to the original design, the house has several levels of living and recreational space: a recreation area with a marble pool and sauna, a fitness room, a billiard room, and a bar.
The estate is landscaped: there are 250 thuja trees 7-8 meters high, blue spruces, pines, firs and junipers, a garden. There is a beach and a recreation area on the own 55-meter coastline. The seller indicates that the territory and the object are oriented towards maximum privacy.





The owner of the house is Serhii Korostash. According to Youcontrol, the man is an individual entrepreneur and has several companies that operate in the field of real estate transactions.
“Royal comfort” on the Pechersk hills
“The embodiment of style, luxury and perfection, the atmosphere of the house gives a feeling of peace, nobility, and royal comfort,” the sale ad says. “An exquisite house in a classical style, created using the most expensive natural materials.” It is located on 11 acres of Kyiv Pechersk Hills.
The total area of the three-story residential building is 400 square meters. There are four bedrooms, four bathrooms, a fireplace room, a cinema room, a winter garden, a classic-style kitchen, and a living-dining room with access to the terrace.





According to the seller’s description, the house is built of brick with monolithic ceilings, and the interior decoration uses natural parquet, marble, designer elements, Italian furniture, and crystal chandeliers.
The house has a separate entrance and private parking. The territory is closed, with landscape design, a fountain, a swimming pool and a recreation area. The ad notes that the owners will have private access to the botanical garden, security and a “premium neighborhood”.
The declared price of “architectural beauty, exquisite taste, and uncompromising quality” is $7 million.
According to the data from the State Register of Real Property Rights to Real Estate, the house belongs to Svitlana Dubova, the wife of former “Batkivshchyna” MP Oleksandr Dubovy.
Vitalii Shabunin, the chair of the board of the Anti-Corruption Center, claimed that Serhii Kurchenko, an oligarch who fled to Russia after the Maidan, had previously lived in this house.
An unfinished house worth 7 million
This property near Novopecherski Lypky is the only one in our top ten that is formally sold as a house, but in fact has not yet been completed inside. For the stated $7 million, the buyer will receive an unfinished building with a total area of 4.5 thousand square meters. The living area exceeds one thousand square meters; the rest includes staircases, corridors, technical areas, terraces and underground parking.
The building has four floors with an attic and an underground level, two separate entrances, an elevator shaft, and parking for 30 cars.



The owner of the house is LLC “HOLDING PRO”, registered on October 21, 2025. The company belongs to former MP, Honored Economist of Ukraine, Valentyn Savytskyi and his family. The Savytskyi family owns several houses and apartments in the capital and nearby villages. In 2015, the publication “Nashi Hroshi” wrote that MP Oleh Liashko purchased from Artem Savytskyi a house in Kozyn with an area of 550 square meters and two adjacent land plots. The price was 15 million hryvnias.
Countryside luxury
Another house connected to the family of the late “Party of Regions” MP Yan Tabachnik is being sold in Kozyn for $7 million. It has an area of about 900 square meters, a hectare of land, and direct access to the Dnipro River.
The property belongs to the sons of the former MP, Mykhailo and Pavlo.
The advertisement says that the interiors of the house are decorated in the Provence style, it is furnished with wooden furniture, has a marble floor and staircase, as well as a large fireplace in the living room. The layout provides for up to eight bedrooms, seven bathrooms, a separate kitchen and dining room, a library, and an office. A separate block is allocated for the SPA zone with a swimming pool and hammam, as well as for staff quarters with own bedrooms and utility rooms.





In addition to access to the water, the territory has a tennis court, an outdoor pool, a separate banquet hall, and a bathhouse on the banks of the Dnipro River. There is also a security building, automatic irrigation, trees, and a fully formed landscape.
A gated residential complex
A gated residential or recreational complex in the Desnianskyi district of Kyiv on the banks of the Desenka River is being sold for $7 million. On an area of one and a half hectares, there are about ten buildings with a total area of up to 3,000 square meters. Formally, the advertisement refers to a two-story house with 15 rooms, but according to the description, it is a mini-town with its own infrastructure, not a single residential building.
The territory has access to the Desenka River, a pond for watercraft and over 200 meters of coastline. The site has beaches, baths, outdoor and indoor swimming pools, a football field that can be transformed into other sports, garages, and technical facilities. The seller directly positions this property not as housing, but as an investment: for a cottage town, a restaurant and recreation complex or a gated residence with access to the water. In addition, two adjacent land plots of over four hectares are offered, also with access to the river.





The current owner of the complex is LLC “Pryrodoprombudservis”. In 2016, Bihus.info journalists found out that the company rented and built up the territory owned by the Kyiv City Council with two-story cottages and other objects, ignoring the requirement not to place capital construction objects in the territory. The company’s co-founder Ihor Nemyrovskyi noted at that time that no new buildings were being built, only the old ones were “reconstructed”.
We should add that the land is still owned by the city, and the city council, according to the data from the Official Portal of Kyiv, did not extend the lease agreement for the land with LLC “Pryrodoprombudservis”.

Residence on the Black Sea coast
A three-story house with an area of about 1,100 square meters is being sold in Odesa for $7 million. It is located on French Boulevard in the “Royal Gardens” gated cottage complex. The complex is located on the coastline, has 24-hour security and limited access.

The house is built on ten acres of land and is designed for seven rooms. The layout includes an indoor pool, a large terrace with a sea view, a separate floor for staff, as well as auxiliary and technical premises. The advertisement draws attention to the expensive renovation and complete readiness of the object for living.





According to the data from the State Land Cadastre, the land plot of the cottage complex belongs to the Odesa City Council, which leased it with the possibility of development.
According to the data from YouControl, the land is leased from the city by the service cooperative “Royal Gardens-1”, founded in 2014 by Odesa residents Oleksandr Samsonov, Iryna Pashaieva, and Nataliia Lozovska.
The real estate agency, which advertises the house, noted that the sale is being made by the developer, the Kadorr Group development company. According to its website, the company built the block on French Boulevard. According to YouControl, the company is owned by Olha Pavlova and Ruslan Kivan, who inherited it from the late founder of the corporation and one of the largest Arab investors in Ukraine, Adnan Kivan.
Smart house in Hnidyn
A one-story house of 480 square meters is being sold for $4.95 million in Hnidyn, 10 kilometers from the capital. It was built in 2021 on a plot of 45 acres and is surrounded by a pine forest.
The house has five rooms and is fully ready to move in. According to the description, it has a diesel generator, solar panels, heat pumps, an own well for water supply, centralized ventilation, and air conditioning.





According to the advertisement, this smart house has underfloor heating, video surveillance, an alarm system, and a bomb shelter.
The territory is arranged as a closed private space: landscape design, swimming pool with heat pump, Jacuzzi, sauna, garage, service and security.
The house belongs to Oleksandr Ivshyn, an entrepreneur whose main activity is data processing and posting information on websites.
Residence in the middle of the forest
The last in the top ten most expensive residential properties that are now on sale is a house in Kozyn with a price of $4.9 million. The two-story house with an area of 700 square meters is located on 30 acres and is surrounded by a pine forest. The layout of the house includes four bedrooms, five bathrooms, and five dressing rooms. There is a gym, a Roman bath, and a home cinema.





The owner of the house is Liudmyla Zhuhina. According to YouControl, she owns a company specializing in the processing and canning of fish, crustaceans, and mollusks, and is a co-owner of a travel agency and a private educational institution.
There is a market, but there are few buyers
The full-scale war has changed the luxury real estate market. According to realtor Oleksii Hnuchikh, buyers are not ready to invest millions of dollars in real estate. The reasons include tax changes, bombing, blackouts, and general uncertainty. At the same time, there is still a small demand, mostly from large investors.
“Such investors are ready to enter (the market, – Ed.) only on the condition of a significant discount. However, this is more about commercial properties than about expensive luxury. Expensive residential buildings and apartments are difficult to evaluate. Owners calculate the value of the property depending on their expenses and expectations regarding the market. Buyers are not interested in this now,” notes Oleksii Hnuchikh. “Often everything rests on the expectations of the owner. If he is abroad, he retains a sense of the pre-war market. He may refuse a buyer who asks for a discount, hoping for the next one who will buy without bargaining. But practice shows: the next one comes with a lower price and bargains again.”
According to the realtor, the luxury real estate market does not exist in a separate economic reality: it exists according to the same laws as the entire market, but with a smaller volume of transactions.
“If earlier five or six deals worth over one million dollars were concluded in Kyiv every month, now it is one deal in two months,” concludes Hnuchikh.
